Quick questions
Do I need a base?
No – a timber frame base is included in the price and built for you as part of the installation, along with delivery and all the electrical work inside the room. Connection to your house supply can be arranged at extra cost.
Getting the size right: the size in a building’s name (for example “8x6”) is a rounded, nominal size. The real floor or base footprint can be a little different, and the roof usually overhangs further. Build your base to the manufacturer’s base or floor measurement, not the name.
Can’t see the exact base size for your size on this page? WhatsApp us before you lay a base and we’ll check it with the manufacturer.
Do I need planning permission?
Many garden buildings don’t, but some do – it depends on the size, the height and where it goes in your garden.
Try our free 2-minute Planning Permission Checker or read the planning permission guide.
When will it arrive?
Typical delivery: 3–5 weeks from order.
We’ll call you, usually within 24 hours of your order, to confirm the details and the current lead time. Not ready yet? Delivery can usually be pushed back to suit you – order now and have it delivered later.
What guarantee does it come with?
Manufacturer’s guarantee: 10 years. Terms vary by manufacturer, including any care needed to keep it valid.
Can I see buildings in person?
Yes – our Display Site at Buzzards Valley, Tamworth has a selection of buildings on show, open 7 days. We don’t have every model on display, so give us a call before you visit if you’d like to see something in particular, or book a time if you’d like someone there to show you round.

Description
The Panoramic is the glass one. Floor-to-ceiling glazing wraps around a corner of the building, so instead of looking at the garden through a window you sit inside a view of it. The glazed elevation and the french doors can be specified to the left or the right, which means you can point the glass at the best part of your garden rather than accepting whatever the building gives you.
Key features
- Price includes delivery, a timber frame base, full installation and all the electrical work inside the room – connection to your house supply can be arranged at extra cost
- Floor-to-ceiling corner glazing — unique to this model in the Vista Collection
- Glazed elevation and doors specified left or right, so the glass faces the view you actually want
- UPVC french doors, floor to ceiling
- 28mm BS EN 12150 thermally toughened glazing — twice the unit thickness of the 14mm glass on the joinery-glazed Vista models, which is worth knowing when this much of the wall is glass
- Four external IP65 spotlights
- Insulated, wired, heated and floored as standard, with free full installation
Specification – included as standard
- Framing: 69mm x 44mm pressure-treated timber
- External cladding: 18mm pressure-treated boards, oil-treated at the factory before the building leaves
- Timber treatment: preservative is forced deep into the boards under vacuum, then every piece is latted for air flow and dried down to a moisture content of 9–12%. That is what protects the timber against damp and against insect attack.
- Insulation: insulated behind a breathable membrane, with insulation rated at 0.038 W/mK thermal conductivity; the floor is insulated with Stylite EPS polystyrene insulation boards
- Internal lining: 11mm untreated internal boards as standard (heavier 18mm pressure-treated cladding and MDF panelling are optional upgrades)
- Floor: laminate flooring over 3mm premium underlay, in your choice of black, grey, oak or white
- Glazing layout: floor-to-ceiling corner glazing, specified to the left or the right
- Doors: UPVC french doors, floor to ceiling
- Glazing: BS EN 12150 thermally toughened safety glass in 28mm sealed units — the heavier of the two glazing specifications in the Vista Collection, and twice the unit thickness of the 14mm joinery-glazed models
- Roof: pent, with 3mm premium underlay and a one-piece 1.1mm Firestone RubberGard EPDM rubber membrane, bonded to the deck
- Electrics: two chrome USB double sockets, one chrome double socket, one chrome single socket and a two-gang chrome light switch; four chrome internal IP65 ceiling spotlights; four chrome external IP65 spotlights; a two-way 18th edition RCD fuse board
- Heating: one 2000W remote-controlled, Bluetooth-enabled glass-front electric panel heater. One heater is the standard provision on every model and every size in the Vista Collection — it does not scale up with the building
- Warranty: 10-year warranty from the manufacturer
- Included in the price: delivery, a timber frame base, full installation and all the electrical work inside the room. Connection to your house’s electricity supply can be arranged at extra cost
- How we measure: sizes are shown as length x gable end, so on a 10ft x 8ft building the 8ft side is the gable end. Some other manufacturers quote sizes the other way round, so please check the layout against your space before ordering.
Please read this before you choose a size. The amount of glass is not the same at every size. At the smallest size the building is supplied with the corner window only, and at the next size up with one window to the front. The wrap-around, light-everywhere effect the Panoramic is known for belongs to the larger sizes. If light is the reason you are buying it, go up a size and check the exact glazing for the size you want with us first — ring 01543 398778 and we will confirm it.
Optional upgrades
These are extras, not part of the standard build. Where an item is shown as quoted on request, it is priced individually — ask us and we will get you a figure.
External finish
- Composite cladding — a low-maintenance composite external finish, offered right across the size range as an alternative to the two timber finishes, external tanalised and external painted
- Painted finish from the manufacturer’s 26-colour range
Structure and interior
- Upgraded 18mm pressure-treated internal cladding, or moisture-resistant MDF panelling, primed or painted, in place of the standard 11mm untreated internal boards
- Upgraded 18mm pressure-treated floorboards in place of the standard laminate floor
Glazing and doors
- UPVC opening window — quoted on request
- Bi-fold doors
Electrics — all of these are additional to the standard fit-out, not instead of it
- Hard-wired chrome CAT5 ethernet socket — a proper wired network point at the bottom of the garden, rather than relying on whatever the house wi-fi reaches down there
- Additional chrome USB double sockets, chrome double sockets and chrome single sockets
- External IP66 double sockets, also available with a stainless steel front
- Chrome double dimmer switch
- Additional chrome internal IP65 ceiling spotlights
- Additional chrome external IP65 spotlights
- Chrome up-down external lights
Systems and fit-out — quoted on request
- Alarm system, specified to suit you
- CCTV — a bespoke system, fully installed
- Televisions installed, including brackets and mounts (the television and the brackets are not supplied)
- Guttering
Delivery & installation – all included
The price you see covers everything needed to get your room up and working. There are no hidden extras for the essentials:
- Delivery to your home on a 3.5-tonne Luton van
- A timber frame base, built for you as part of the installation
- Full installation by the manufacturer’s own installation technicians – this is not a flat-pack
- All the electrical work inside the room – sockets, lighting, heater and fuse board, fitted and ready to go
The only thing not included is connecting the room to your house’s electricity supply. We can arrange this for you at extra cost – just ask and we will get you a price.
To help installation day go smoothly, please let us know before you order if any of these apply:
- The van can’t park within 30m (100ft) of where the room is going
- Any gate or gap along the route is narrower than 910mm (36in)
- There are steps on the way – photos help
- Anything low overhead, such as car ports or canopies
- Trees, fence posts or other obstructions where the room is going
Ask us for current lead times before you order. Full details are on our Sovereign delivery, installation and guarantee page.
Looking after it
Your building arrives with an oil treatment sealant already applied. To keep water out of the timber that sealant has to be re-applied once a year — the manufacturer also suggests twice a year, before winter and before summer, on more exposed sites. Re-oiling is the owner’s job, and it is the single thing that most affects how a timber building looks in ten years’ time. If you would rather stain than oil, wait a month or so after installation: stain only takes on dry wood. There is more in our timber building care guide.

Choosing your size and finish
Pick your size and finish from the options above. There are three external finishes to choose between: tanalised as standard, painted from the manufacturer’s 26-colour range, or the composite cladding upgrade. If you want to stand next to a building before you commit, our Display Site at Buzzards Valley, Tamworth B78 3EQ is the quickest way to get a feel for size, height and finish — ring 01543 398778 and we will tell you what is on show at the moment. There is more on choosing in our garden office buyer’s guide, and you can request the Vista brochure.
Delivery & installation
Delivery terms vary by brand and product – please check the product description above. Most buildings are made to order by the manufacturer and delivered direct to you – see our delivery & installation page for typical lead times, bases and installation, or contact us for your postcode.
