Quick questions

Do I need a base?

Yes – every garden building needs a firm, level base, ready before your building is put up. Where we sell a matching base for this building, you’ll see it as an option above.

Prefer concrete? Our partner Midland Base Works lays precision concrete bases – ask us if they cover your area.

Getting the size right: the size in a building’s name (for example “8x6”) is a rounded, nominal size. The real floor or base footprint can be a little different, and the roof usually overhangs further. Build your base to the manufacturer’s base or floor measurement, not the name.

Can’t see the exact base size for your size on this page? WhatsApp us before you lay a base and we’ll check it with the manufacturer.

Read our base guide

Do I need planning permission?

Many garden buildings don’t, but some do – it depends on the size, the height and where it goes in your garden.

Try our free 2-minute Planning Permission Checker or read the planning permission guide.

When will it arrive?

Delivery date confirmed when we call you.

We’ll call you, usually within 24 hours of your order, to confirm the details and the current lead time. Not ready yet? Delivery can usually be pushed back to suit you – order now and have it delivered later.

Description

The Fortis is a fully insulated garden workspace built from Structural Insulated Panels (SIPs) in the walls, roof and floor, so it stays far more comfortable through winter and summer than a conventional timber workshop. This 12ft x 8ft model suits a serious home workshop, studio, hobby room or creative space you want to use all year round. It comes with steel-reinforced uPVC doors and windows, double-glazed with toughened glass, and an EPDM rubber roof.

Key features

  • SIP construction throughout: insulated walls, roof and floor for a more stable temperature, less heat loss in winter and less heat gain in summer
  • Slim 72mm insulated walls; Shire's calculations put their thermal resistance on a par with roughly 200mm of solid softwood log wall, without losing the floor space that thick log walls take up
  • LP® SmartSide® engineered exterior with an embossed wood-grain finish, made to resist moisture, fungal decay and insect damage, and less prone to splitting, cracking and warping than ordinary timber boards
  • Factory primed, ready for you to paint in the colour of your choice, and easy to repaint later. It must be painted to keep the guarantee
  • Steel-reinforced uPVC door with multipoint locking
  • Opening uPVC windows with 28mm double-glazed toughened glass units
  • EPDM rubber roof covering supplied: a flexible, low-maintenance, weather-resistant finish with very few joints, with a 20-year guarantee and a life expectancy of 50 years
  • 10-year limited product warranty
  • Layout to suit your garden: we confirm the door and window positions with you after you order

Specification

  • Walls: 72mm SIP panels: 11mm OSB, 50mm graphite-enhanced EPS PlusTherm insulation and 11mm OSB3 internal face (a practical surface for workshop use), with a 10mm LP SmartSide engineered exterior board
  • Exterior finish: LP SmartSide engineered wood siding with embossed wood grain, supplied factory primed for a compatible exterior-grade paint
  • Roof: low-pitch pent roof built from approx. 122mm insulated SIP panels (100mm EPS insulation), U-value 0.27 W/m²K, with EPDM rubber roof covering (20-year guarantee) and fascia/roof-edge finishing parts supplied
  • Floor: approx. 72mm insulated SIP floor with a 12mm plywood upper surface (EN 314-2 Class 3 exterior bond), U-value 0.49 W/m²K, on pressure-treated timber floor bearers
  • Doors: single steel-reinforced uPVC door with multipoint locking, left- or right-hand hung
  • Windows/Glazing: opening Rehau Total 70 uPVC windows, Anthracite Grey grained foil (RAL 7016), 28mm double-glazed toughened glass sealed units
  • Treatment: no wood preserver needed. The exterior is factory primed and must be painted to keep the guarantee; cut edges, joints and fixings are finished after assembly
  • Guarantee: 10-year limited product warranty; EPDM roof 20-year guarantee
  • Size: 12ft x 8ft

Choosing your layout

Extras not shown in the options may be available on request. Just ask and we'll quote.

Delivery & installation

Delivered flat-packed, ready for self-assembly, or choose the Assembled by Shire option and Shire's own team will build it for you. Prices include delivery to our standard delivery area; some areas further afield (for example the Scottish Highlands and islands) carry a delivery surcharge. We'll confirm this before you order.

The Fortis must go on a level, stable, free-draining base, with a damp-proof course (DPC) or EPDM strip under the bearers and airflow beneath the floor. Keep soil and standing water away from the building. The primed panels can be painted before assembly for an even finish, then touched up afterwards over the joints, fixings and any cut edges.

Ground screw base

A Gorilla Base PRO ground screw base, sized for this building, can be ticked above when you order. It comes with your building and is not sold separately.

A delivery surcharge applies to these postcode areas: DD, KA, DG, EH, G, ML, TD, TQ, TR, PL, SA, LL, CF, DT, TA, EX, LD, SY, FK, KY, PO, AB, PH, PA, IV and KW – we'll confirm the cost before you order.
